Guide to renting a house in Singapore with a budget


 

Property in Singapore is expensive and property price in Singapore has been increasing for the past few years. Buying a house is getting more and more unaffordable, especially for young working adults who have just started working. In addition, living expenses is rising as well. However, with so many HDB apartments for rent, such as HDB in Yishun, young working adults could still choose to rent a house instead of buying. This article will be a guide for you to rent a house with a budget in Singapore.

A. $3,000 and below

As the property market is currently unstable, you will be amazed that you are still able to find a fully furnished 4 bedrooms HDB apartments for $3,000 and below. If you do more research, you might also be able to find a 4-bedrooms for only $2,000 per month. However, these HDB flats will normally located at areas that is less centralized, such as Woodlands, Punggol and Choa Chu Kang.

Although these HDB apartments are not located at the Central Business District (CBD) and do not come with amenities that you see from condominiums, such as swimming pool, basketket ball courts or security, the cheap rental can easily make up for them. In addition, you might also be able to find a 3 bedrooms HDB apartment at a central location such as Ang Mo Kio, Bishan and Redhill for lesser than $3,000. If you are lucky, you might even be able to live in a 2 storeys HDB Executive Maisonette with the same budget. 

Let us say if you prefer staying in a private estate with a budget of $3,000 and below, you could consider staying in a 2 bedrooms condomonium or 1 bedroom condominium that is located in District 19 – Punggol, Senkang or Hougang, District 25 - Woodlands or Admiralty, or District 13 – Potong Pasir or MacPherson. 

B. $3,000 to $5,000

With this budget, you can consider a 4 bedrooms HDB apartment that is centrally located in Tiong Bahru or Toa Payoh. If not, you can choose a 3 bedrooms condominium that is located in the suburban, District 14 – Geyland, Eunos or Paya Lebar, or in District 19.

If you have children and you are looking for house that comes with bigger space, you will be surprised that you can actually rent a terrace house within this budget in the north (District 25 to District 28): Sembawang, Yishun, Seletar, Mandai or Woodlands.

Normally houses in the CBD area such as Raffles Place, Marina Bay and City Hall will exceed the budget of $3,000 to $5,000. However, if you are single or not married yet and do not mind staying in a 1 bedroom apartment, you can still manage to find one in the CBD area. 

C. $5,001 to $10,000

At this range of budget, you can rent a 3 bedrooms condominium or 4 bedrooms condominium easily. Moreover, they are centrally located in primed areas, such as Orchard, Raffles Place, River Valley and Marina Bay.

Otherwise, you can also go for a more highly sought after units in the Sentosa Cove – The Oceanfront or The Residences at W. You could also choose a 5 bedrooms penthouse located in the suburban, such as Treasure Trove in District 19.

If you prefer landed property, there are options located in Tampines, Changi, Potong Pasir, MacPherson and Bradell within this range of budget.

D. Above $10,000

With a budget above $10,000 for rental per month, you can definitely go ahead with high end condominiums or luxury serviced apartments, such as St Regis Residences or The Club Residences by Capella Singapore. These apartments and condominiums come with amenities such as swimming pool, gymnasium, basketball courts, function rooms and so on as well. 

Other than landed properties located centrally, you can also consider bungalows located in a prime residential area, such as District 10 – Tanglin, Holland Village or Bukit Timah, or District 11 – Novena or Newton. These areas are definitely areas that are suitable for those who love their exclusivity and privacy as properties there come with security surveillance. 

In a nutshell, it is important that you choose a house that falls within your budget. Although we understand that everyone has their own sets of ideal lifestyle that we want to achieve, overspending on your rental is definitely not a wise choiceim. Majority of your salaries has already gone to your monthly rental, you definitely want to choose your choice of rental property wisely. You do not want to overstretch your finance every month just to pay for you rental. Do your research and search for a property that suits your needs and wants, and most importantly, your budget.
